New data from property website Zoopla, shared with Metro, has revealed how much salary you need to buy a house, with the most topping £100,000.
This is based on a mortgage capped at 4.5 times annual earnings and a 20 per cent deposit.
This means even the “most affordable” parts of the city remain firmly out of reach for many average earners.
However, Bexley was ranked as one of south east London’s most affordable areas to buy a home, with people needing an average salary of £71,200, where house prices average at £400,000.
Whist these figures exceed the national earning average, they rank Bexley as one of the more affordable boroughs to live compared to Greenwich, Lewisham and Southwark.
These figures rank Bexley in 31st position on the list in London, following Newham.
Figures from the Office for National Statistics (ONS) and HM Land Registry revealed that Bexley’s most expensive areas could cost more than £550,000 to buy in.
These figures come from the median house prices for every middle layer super output area (MSOA) in Bexley for the year ending March 2025, showing how much owners paid over the last 12 months.
Bexley’s most expensive area to live was ranked as Longlands & Halfway with an average house price of £551,500.
This was followed by the leafy neighbourhood of Bexley Village, known for its historic houses and nearby green spaces, where prices averaged at £525,000.
Danson Park followed shortly behind with an average of £510,000, with its nearby local park and historic homes.
Despite being on the fringes of Kent, Bexley offers transport links to the city by National Rail and Elizabeth Line services, along with being served by the SL3 Superloop bus route connecting locals with Thamesmead and Bromley.
Recent research by Stora also ranked Bexley as one of the most popular places people are moving to in the UK.
Findings placed the borough in ninth position nationally and found Bexley recorded a three per cent increase in net migration, with around 18,000 people settling in the borough over the last year.
Here’s how much salary you would need to live in each south east London borough:
- Bromley: £92,000 (average house price = £517,300)
- Southwark: £91,800 (average house price = £516,300)
- Lewisham: £80,100 (average house price = £450,600)
- Greenwich: £75,300 (average house price = £423,800)
- Bexley: £71,200 (average house price = £400,800)
