Property Finders Garrington named Worcester Park in their top twenty in their list of best places to live.
Worcester Park ranked in at number 12, with Rawdon in West Yorkshire at number 11, and Godalming in Surrey at number 13.
Worcester Park scored highly in its schools, employment, and connectivity, ranking at 56 nationally.
Worcester Park is home to several well-regarded schools, including Cheam Common Junior Academy, Dorchester Primary School, and Malden Parochial CofE Primary School, all praised for their academic standards and community focus.
The area is also well-connected, with Worcester Park railway station offering direct services to London Waterloo in under 30 minutes, making it a popular choice for commuters.
Several bus routes also link the town to Sutton, Kingston, and beyond.
Worcester Park also scored highly for its house price quality and value.
The average cost of a family home was calculated at £810,773, based on recent sales data and a typical home size of 1,500 square feet.
That figure is more than double the average home price in England (£290,564) and nearly four times the average in Wales (£208,197).
Natural environment was also a winning factor for Worcester Park, scoring 294 out of 1,447.
Worcester Park is home to Cuddington Recreation Ground and Mayflower Park Wetlands; both offering open fields and play areas.
It’s also in close proximity to Nonsuch Park, a historic park with a grand history.
To get this data, Garrington analysed over 1,400 towns and villages, each with a population of more than 5,000, using five key categories.
This included school ratings and job opportunities, education, local crime and air quality, property value for money, access to green spaces, and the number of period or listed homes in each area.
The London Borough of Sutton as a whole ranked much lower in Garrington’s report, ranking at 310.
However, three areas in North Surrey did feature in the top 10, securing the second, eighth, and tenth spots respectively.
