The Standard named Woolwich as one of London’s top areas to buy a house in 2026.
Living in London can be a costly pursuit, but The Standard’s list pinpoints some of the “under-the-radar” areas that it says offer good value when it comes to getting on the property ladder.
Once known for its strong military links with The Woolwich Arsenal and being close to the river, Woolwich has become somewhere for those looking for a commutable place to live into the city centre.
The Standard named Woolwich on account of its growing developments, including developer Re:shape’s £435m project to build 1,500 new homes at the Electric Works on the site of Woolwich Polytechnic in Macbean Street, with work due to start next year.
Other upcoming projects were highlighted by The Standard, including the replacement of the old Woolwich Leisure Centre with Woolwich Waves this year and the ongoing London Square Woolwich housing development which will bring 700 new homes.
According to Rightmove, the average price for a home in Woolwich is £436,416, with flats selling for less than £390,000 and terraced houses for £460,000.
But this isn’t the first time Woolwich has been highlighted as a good place to live, as The Sunday Times named Woolwich as one of the best places to live in 2023.
Woolwich has travel links in and around London via train, DLR and Thames Clipper Service as well as the Woolwich Ferry for river crossings by car.
Woolwich Arsenal was one of the south east London stations to be added to the Elizabeth line back in 2022, offering connections to stations like Paddington, Liverpool Street and Tottenham Court Road.
There is also Woolwich Works – a converted cluster of historic buildings, hosting a packed calendar of events from food festivals to music tribute nights.
The area also offers access to Thames Tidal paths, with locals able to walk to neighbouring Tameside areas like Greenwich with views of the river.
When it comes to eating and drinking, Woolwich offers a mix of well-established pubs and newer venues, particularly around the Royal Arsenal.
These include the Dial Arch and The Guard House and there are traditional pubs such as The George IV and The Star.
For families looking to live in Woolwich, the area benefits from several Ofsted ‘outstanding’ rated primary schools.
These include Cardwell Primary School, St Mary Magdalene Church of England Primary School, St Peter’s Catholic Primary School, Foxfield Primary School and Heronsgate Primary School.
