Why is Links Avenue the most expensive street in Romford?

Sales company Property Solvers named Link Avenue as the most expensive street in Romford according to its data with five properties being sold since 2020 for an average of £1,318,000.

The firm tracked the average sold price data from HM Land Registry since 2020 to see where the highest and lowest-priced homes are located across the Romford postcodes.

Streets were only included in the data if they had three or more houses sold in the past five years.

We have compiled four reasons that might contribute to Links Avenue’s title.

Greenery

On one side of the road is Gidea Park and Romford Cricket Club and on the other side is Romford Golf Club – both providing large green spaces with hedgerows and trees providing scenery as well as natural privacy behind properties’ gardens.

StreetCheck gathers information about property and people across the United Kingdom and a company spokesperson told the Recorder: “Links Avenue has all the hallmarks of an affluent and stable neighbourhood.

“The street boasts a charming collection of detached properties, on a tree-lined street with no through-traffic.”

Bedfords Park is a 20 minute drive from Links Avenue and Harold Wood Park is only 12 minutes away according to Google Maps.

Schools

Gidea Park Primary School was rated ‘Good’ in 2022 (Image: Google) The spokesperson also described Links Avenue as “handily placed for schools” with nearby primary and secondary schools all rated ‘good’ or ‘outstanding’ in recent Ofsted inspections.

There are multiple nearby pre schools and nurseries such as The Learning Tree in Carlisle Road, Orchid Montessori Nursery School in Main Road and Gidea Park Preparatory School and Nursery in Balgores Lane, also offering primary years education.

Gidea Park Primary School was rated ‘good’ in 2022 and secondary school Marshalls Park Academy in Pettits Lane was deemed ‘good’ in all four applicable categories in 2020.

Sports opportunities

Romford Golf Club considers itself one of the best in Essex (Image: Google) As mentioned earlier, Links Avenue is sandwiched between Romford Cricket Club and Romford Golf Club.

The golf club, according to its website, is “considered one of the best in Essex” and was designed by five time Open champion James Braid.

On the other side of Eastern Avenue is Risebridge Golf, another public course founded in 1972.

The cricket club runs five Saturday teams, one Sunday team and has a “thriving and successful” junior selection according to its website.

Both less than a 15 minute walk away are the Eagles Badminton Club in Upper Brentwood Road and Gidea Park Lawn Tennis Club in Gidea Close for racket sport lovers.

Property size

A house in Links Avenue (Image: Google) Of the last four properties sold in Links Avenue on Rightmove, two have had four bedrooms, one has had five and another has had six.

Each house down this road has a sizeable private driveway and many have gated entrances.

The StreetCheck spokesperson said: “Properties in the immediate area are overwhelmingly privately owned (outright or with a mortgage).

“Rental properties are rare in this part of Romford, and houses in Links Avenue change hands infrequently, which may help foster a stronger community.”

Transport access is also a notable feature of the road with Gidea Park station within walking distance, giving direct access to central London and beyond.
