A proposal was submitted in July 2023 for the construction of “two logistics warehouse units with associated offices, service yard, car parking and access”.
The applicant listed on the application form is Ms Claire Haddon of OLF1 PROPCO1 S.A.R.L although, in another planning document, Graftongate and Oxenwood are labelled as “joint applicants”.
Barking and Dagenham Council approved this application on April 16 although it is still subject to legal agreement.

According to planning documents, the development will be “an attractive, self-contained and functional building with its own identity, which relates well to the neighbouring context as built”.
The documents detail that the warehouses will be contained in a semi-detached configuration.
The aim of the development is “to provide buildings which will meet the long term needs of the occupiers for running efficient and successful businesses”.
“The proposals represent a high quality development and a substantial investment, which will help to promote and support employment growth and stimulate continued economic investment to the area, cohesive with regional and local aspirations.
“It is anticipated that the development will act as a catalyst for further development to create additional new jobs and investment for the local community.”
The planning documents also say label the look of the building as a point of importance.
It says the development aspires to be “sleek and simple in design” with a “contemporary colour palette and glazed areas providing a good quality office environment with visitor wayfinding”.
The primary colour choice will be “monochromatic, neutral colours” such as a range of greys and highlights of “Oxenwood green”.
Access for vehicles to the development will be via two existing access points from Alfreds Way.
Separate dedicated car park entrances aim to “reduce conflict between goods vehicles and car traffic” and these areas will consist of 11 parking spaces.
