Real estate investor Dominus Stratford Ltd has submitted a planning application for the demolition of 302-312 Stratford High Street to make way for new student accommodation.
The proposed development would consist of 692 student rooms – as well as shared amenity spaces – across a part 10, part 12, and part 31-storey tower block.
Also included in the plans is a new pub, located across part of both the ground and first floors of the proposed building, to replace the now vacant venue The Builders Arms.

Planning documents reveal that other buildings currently on the site will not be reprovided, such as vacant commercial and residential units and the former West Ham Labour Party offices.
As well as studio rooms and flats with communal kitchens, the accommodation block is also proposed to include share common rooms, roof terraces, a gym, yoga room, laundry area and media room.

A total of 520 long-stay and 28 short-stay cycle spaces are also proposed.

Applicant Dominus has already carried out seven pre-application meetings with Newham Council, between April and July this year, with officers noting that the logistics of students moving in and out needed to be developed further.
A public consultation also saw nearby residents raise concerns about the loss of a traditional pub and the proposed height of the tower block.
However, in the planning statement, Dominus said the pub will be “prioritised for the community” and that the proposed building heights are the “direct result of extensive pre-application discussions”.
An expected decision date has not been set out by Newham Council, but the plans have an expiry date of October 3.
