TikTok creator @adamlondontalks recently listed the most desirable places to live across all 32 London boroughs.
When it came to Croydon, the content creator said Sanderstead, which Croydon Guardian readers also voted as the best place in the borough in October 2025.
Sanderstead is a village-like neighbourhood in south Croydon, known for its green spaces and strong community spirit.
Sanderstead famously has no pubs because of a longstanding restrictive covenant where the Lords of the Manor and the parish rector were strongly against drinking alcohol in the 1500s.
This restriction, which has gone on for centuries, means that while alcohol can be sold at other establishments, traditional public houses are prohibited.
Conservative ward councillor Yvette Hopley recently praised Sanderstead for its open green spaces, family-friendly atmosphere, and strong residents’ groups.
She said: “We have such a wonderful community and it’s that community spirit that makes Sanderstead such a special place.”
Sanderstead is home to Purley Beeches, which is known for its woodland walks, and Wettern Tree Garden, which recently received a Green Flag award and will host a ceremony later this month.
Other green spaces include Kings Wood, famed for its spring bluebells, and Sanderstead Recreation Ground, which has sports facilities and a play area.
The area’s “village” parade remains a key feature, with a number of important shops and new restaurants, alongside local hubs at Hamsey Green, Elmfield Way, and Riddlesdown.
Strong residents’ groups, including the Sanderstead Residents’ Association, keep locals informed and engaged through a biannual magazine.
Transport links make Sanderstead attractive for commuters.
Sanderstead railway station and nearby Purley Oaks station provide fast connections into central London, Gatwick Airport, and the coast, while bus routes connect the village to neighbouring areas such as Croydon town centre, Purley, and South Croydon.
Property in Sanderstead remains highly sought-after.
House prices in Sanderstead have an overall average of £561,843 over the last year.
The majority of properties sold in Sanderstead during the last year were semi-detached properties, selling for an average price of £602,167.
Detached properties sold for an average of £764,569, with flats fetching £296,968.
