The application to alter the approved hotel construction plans includes: changing demolition methods and assessing the impact on the basement.
Submitted on December 18, the changes to previous consents granted on January 3, 2024, aim to modify aspects of the redevelopment scheme at 452–456 Brixton Road and affect the neighbouring sites of 1–9 Dorrell Place.
The major renovation originally involved demolishing and redeveloping these locations, adapting the upper floors and some parts of the basement and first floors, restoring front facades, and implementing plans for a two-storey side extension at 11 Dorrell Place.
The mixed-use property was set to offer facilities for Class C1 use.
The updates would facilitate the provision of the 96-room hotel in a structure featuring areas with two, three, and five storeys.
Meanwhile, the basement and ground-level operations of a retail unit are set to be refurbished, serving the public with Class E(a) amenities.
This approach preserves the original front while installing new shopfronts at ground floor level.
Alongside these planning proposals, the existing public house at 11 Dorrell Place will retain its sui generis classification at basement and ground floor levels.
The plans also include enhancements across community spaces, covering cycle parks, greenery, waste management, and mechanical areas.
Currently, the proposed amendments are awaiting a council decision.
A consultation meeting is scheduled for January 27.
