Queensway, represented by planning agents Savills, has submitted a full planning application to Camden Council for the conversion of Northumberland House at 303-306 High Holborn, currently used for offices and retail, into a hotel.
Under the plans, the existing commercial space would be replaced with a hotel featuring 105 rooms.
Other proposed works include replacing windows, altering shopfronts and removing the external escape stair.
Lauren Ford, planning officer at Camden Council, is leading the assessment of the application, which was registered on Tuesday, December 23.
Floor plans show the new hotel would provide just over 3,260 square metres of floorspace.
This would replace the existing 2,754.7 square metres of office space and 451.4 square metres of retail.
The plans also include an increase in cycle parking from five to 10 spaces.
If approved, construction would begin in October 2027 and is expected to be completed by October 2028.
The estimated cost of the project is between £2 million and £100 million.
The development has been exempted from biodiversity net gain requirements due to minimal impact on onsite habitats.
The site does not include any residential units and none are proposed as part of the scheme.
The project team has submitted a range of supporting documents including a design and access statement, noise assessment, air quality report, construction management plan and transport assessment.
