McCafferty’s Bar and Guest House in High Road, Seven Kings has been listed on Rightmove available to buy for £2,950,000.
It is the first time the site has been on the market in 24 years.

The building comprises a large ground floor pub covering around 5,500 sq ft, together with 12 en-suite hotel rooms arranged across the upper floors.
A McCafferty’s spokesperson confirmed to this paper that the sale would not affect operations and the pub and hotel would continue operating as usual after the sale.
The property is leased to an established operator on a 15-year term, with Rightmove claiming this provides a “secure and entirely hands-off investment”.

The Ilford branch was the seventh McCafferty’s location to open in the country and was formerly named O’Grady’s.
The boozer’s website says it has “established itself as an important part of the local community” and assures customers will “receive a warm welcome and service with a smile”.
It adds: “McCafferty’s is a genuine, traditional Irish experience.

The business produces a rental income of £200,000 per year, according to the listing.
It claims this income offers investors “both strong covenant strength and long-term income stability in a thriving and well-connected London location”.
It adds: “This substantial commercial property is prominently positioned in Seven Kings, just moments from Seven Kings station (Elizabeth line), offering excellent connectivity across London and beyond.”
In an advertising brochure produced by estate agents Calibre Acquire, it says “recent investment and infrastructure improvements driven by the Crossrail project have strengthened Seven Kings’ position as a growing commercial and residential hub in east London.
“The area has seen consistent rental demand and stable capital values, appealing to both private and institutional investors seeking long-term income-producing assets.”
