Office for National Statistics (ONS) data also said private monthly rental prices in Redbridge also rose far above the national average rate of 5.3pc, increasing by 8.1pc from £1,570 in September 2024 to £1,698 in September 2025.
House prices in the borough rose by 3.5 per cent from August 2024 to August 2025, to an average of £493,000, higher than the national rise of 3pc.
The Recorder spoke to a local housing expert to make sense of the rising prices and find out why people are increasingly attracted to the borough.
Woodland Estate Agents manager Vic Chott said: “The location attracts a lot of the Asian and Muslim community, with places like Ilford Lane.
“If people are looking for a community area, this is going to be their first point of call.
“Alongside that, there is a lot of development that is taking place here, such as the new Elizabeth line station.
“There has always been a steady growth in this location, plus you’ve got excellent schools such as Seven Kings and Oaks Park.”

Mr Chott added that the rental landscape in Redbridge is more complex.
He said: “There is an element of greed, and there is an element of locality.
“Greed in the sense that landlords are raising rent prices above market rate.
“You have some landlords renting a three-bedroom house for £2,500 rather than my rate of £2,200.
“As someone in the business, I think the rental [prices] are ridiculous.”
Mr Chott added that he would have liked to see caps on the amount of rent that a landlord can charge included in the government’s Renters Rights Act, which passed last week and aims to reform the private rental sector.
On the desirability of Redbridge, he said: “Everything is at your doorstep.
“You’ve got the Ilford Exchange to satisfy all shopping needs, the [Elizabeth line] station makes the journey into ventral London very easy.”
Homeowners echoed these views, describing how factors like education have drawn people into buying and renting in Redbridge.
Hyma Lucia, 65, who bought her first house in Ilford in 1983, said: “House prices have increased everywhere, but especially here due to the proximity and convenience of the location.
“The price of my current house has increased tenfold since I bought it.
“People are also moving into Redbridge to get into the schools, which are very good.”
Ribin Sheikh, who lives in Seven Kings with his wife, said: “The food, the market and the society are very good here.
“Redbridge is a nice place to live, especially in terms of education.”
