New data from Property Solvers, using data from HM Land Registry on house sales, has revealed which of Greenwich’s streets are the least and most expensive to live on for 2025.
According to data, Hyde Vale in West Greenwich comes out on top as Greenwich’s most pricey street to buy a house, where the average price for a home comes in a whopping £2.5 million.
Located in West Greenwich near Blackheath, Hyde Vale is a leafy, sought-after residential street.
The street is recognisable by its many Regency houses, many of which hold a Grade II listing, with one of its most interesting features being an 18th-century conduit head – a former part of Greenwich’s original water supply to the Royal Naval Hospital.
By contrast, the most affordable street to live on for 2025 is Chandlers Avenue on Greenwich Peninsula, where the average house price is £1.4k.
The street features mainly modern, purpose-built flats, with values ranging from about £128,000 to over £500,000, depending on size and position.
With a mix of ownership and rental housing, including social lets, and relatively low crime levels, it offers one of the most accessible entry points into Greenwich’s property market.
According to data, the average price for a house in Greenwich for 2025 is £494,010 – which has increased by 2.75 percent over the last five years.
The majority of house sales (118) ranged between £320,000 – £430,000.
