A new house price index by Zoopla has compared the average prices of houses in March this year to March last year.
Redbridge and Barking and Dagenham both average a house price increase of 1.6 per cent – the highest in the capital.
According to the data, as of March 2025 the average house in Redbridge costs £471,100 which is a rise of £7,650 from last year.
Also up by 1.6pc, the average house price in Barking and Dagenham sits at £336,500 which is £5,160 more than last year.

The east London borough with the next biggest increase is Newham with a 0.9pc jump from March 2024. The data says the average house price in Newham is £401,200 which is up by £3,490.
The last borough in east London to see a rise in annual house price, albeit fractionally, is Waltham Forest with a 0.1pc increase. The average house price here is registered at £501,300 – up by £540 from March 2024.
Two east London boroughs saw percentage decreases in property prices: Tower Hamlets with a 0.7pc drop and Havering with 0.3pc.
The cost of Havering’s average house has come down by £1,060 to £418,400 whilst Tower Hamlets’ average price has dropped by £3,450 to a value of £477,500.
Tower Hamlets is topped as the borough with the largest drop in price only by Kensington and Chelsea which has an average decrease of 0.8pc and Hillingdon where properties dropped by 1.3pc.
Richard Donnell, executive director at Zoopla, said: “House price inflation across London’s boroughs is split equally between areas with modest price falls and price increases.”
