Removals service Compare My Move analysed more than 23,000 moves to London in 2025 to reveal where people are choosing to live across the capital.
The data shows Croydon ranked fifth overall, making it one of the top 10 most in-demand areas for movers heading to the capital.
South London dominated the list, with seven of the top ten boroughs located south of the Thames, including Wandsworth, Southwark, Lambeth, Lewisham, Greenwich, Bromley, and Croydon.
Croydon offers some of the most affordable housing in the top 10, with an average house price of £400,000 and average monthly rent of £1,534.
This is far below the London averages of £561,587 and £2,253 respectively.
Compare My Move found that movers are increasingly favouring areas that balance affordability with easy access to central London which appears to be a common thing across much of south London.
Dave Sayce, co-founder and managing director of Compare My Move, said:
“Only three of the top ten places to live in London have an average house price higher than the city’s overall average.
“This shows that in 2025, affordability is the main factor driving where people choose to move.
“The traditionally expensive boroughs north of the Thames, such as Hammersmith and Fulham, Kensington and Chelsea, Camden, and Hackney, have fallen out of favour, with many not even appearing in the top 20.
“At the same time, movers still want to be close to central London.
“Popular choices like Wandsworth, Tower Hamlets, and Southwark reflect this balance.
“They offer proximity to the city centre without the premium price tag of London’s most expensive boroughs.
“For many movers, the goal is to strike the perfect balance between affordability and convenience.”
