The proposals for a terrace of three-storey houses aim to transform the backland site behind 12 and 12A Beulah Hill.
The scheme, lodged by Adara on December 18, 2025, outlines a set of four-bedroom homes with associated landscaping, cycle parking, refuse storage, access, and off-street parking.
If given the go-ahead, construction could begin in July 2026, with completion anticipated by September 2026.
Agent for the developer, Archie Patel, is leading the planning submission, with the development expected to result in a gross internal floor area gain of 520 square metres, as current floor space is nil.
However, the plans have been met with anticipated concerns around parking, access, and potential overdevelopment.
The development is seen as a classic case of “garden grabbing”, where residential garden land is used for new builds, often sparking debates about the impact on green space and local infrastructure.
There are currently no parking spaces on the site, but the new plan proposes adding four, which include provision for electric vehicle charging points.
New or altered vehicular and pedestrian access to/from the public highway is proposed.
Each residential unit will include dedicated internal and external storage space for recycling, food waste, and residual waste.
The site is currently vacant.
The application status is currently ‘awaiting decision’.
With the site being in the Greater London area, the Mayor was granted the power to make specific requests related to spatial planning in the capital from Section 346 of the Greater London Authority Act 1999.
