The application, under consideration by the City of London, aims to repurpose the nine-storey office building, America House, into apart-hotel accommodation with a new ground floor café.
The transformation of the 950 square-metre building, located at America Square in the City of London, also includes plans for a seventh-floor extension.
The extension will accommodate additional ‘apart-hotel’ rooms, and a plant room will be constructed above this new floor.
In its current state, the building stands at approximately 33.55 metres and is used for office (Use Class E) space.
However, if the application is successful, the Class E office use will be switched to accommodation, gaining 6,199 sq m of hotel (Use Class C1) floorspace and 111 sq m of café space.
The planned development does not call for the erection of new standalone buildings.
Instead, it is limited to the extension and alteration of the existing structure.
Notably, the plans do not propose any new self-contained residential units or additional car parking spaces.
However, the building will see an increase in cycle parking spaces from 10 to 20.
The estimated cost for the development is expected to be between £2 million and £100 million.
As the building is already standing, and no priority habitats will be affected, the development is exempt from the Biodiversity Net Gain requirements.
Approval is still pending.
