A joint proposal from Havering Council and development company Wates to redevelop the site in between Chippenham Road, Kings Lynn Drive and Dartfields will be decided at a strategic planning committee meeting tomorrow (February 27).
According to a council report published ahead of the meeting, the committee is recommended to approve the 138-home development, subject to certain planning conditions.
This is in spite of findings in the report that the new homes – set to be arranged across four flat blocks – will have an “adverse impact” on the outlook and light for properties at 126 – 132 (even) Dartfields.
The report details that the proposed six-storey block would sit only 22 metres away from the two-storey properties in Dartfields – therefore “looming large” over their main living areas and causing “significant reductions” in sunlight at the front of the homes.
However, the report concludes that the “significant benefits” of the redevelopment scheme outweigh the negatives.
The benefits are listed as the development providing “100% affordable housing” and providing housing for young care leavers.
Also set to be discussed at the committee meeting on Thursday is the demolition of The Alderman pub.
This is also expected to be approved as part of the regeneration of Harold Hill, but the venue will be relocated once the development is complete.
The scheme is part of Havering Council and Wates’ joint 12 Estates Project.
This also includes Waterloo Estate and the already completed Park Rise development.
