Cheapest streets to buy a house in Sutton revealed

The average house price in Sutton is £463,834, according to data from HM Land Registry and Property Solvers.

Since 2020, the average property price increased by £62,096 (15.04 per cent) and rose by £12,442 (2.69%) in the last 12 months.

In 2024, there were 562 residential property sales, a decrease of 219 transactions (-38.97%) compared to 2023.

Most sales (153) occurred in the £240,000 to £342,000 price range, followed closely by 110 sales in the £342,000 to £444,000 bracket.

Excluding sales that fell through, properties are spending an average of 77 days on the market from listing to completion.

Additionally, the difference between asking and final sale prices averages £16,910, or 2 per cent below asking.

In May 2025, there were 148 new estate agency listings, 87 agreed sales, and 92 property price reductions recorded in Sutton.

Turnpike Lane, Sutton, SM1 4JJ: £151,666 (3 properties sold)

Station Road, Sutton, SM2 6DF: £153,333 (3 properties sold)

Patricia Gardens, Sutton, SM2 6DH: £170,875 (8 properties sold)

Swift Court, Westmoreland Drive, SM2 6AX: £172,700 (5 properties sold)

Station Road, Sutton, SM2 6BH: £189,000 (7 properties sold)

Cavendish Road, Sutton, SM2 5GN: £198,142 (7 properties sold)

Burnell Road, Sutton, SM1 4EG: £198,666 (6 properties sold)

Commenting on the data, Property Solvers co-founder Ruban Selvanayagam said: “To keep the data less skewed, we only ranked the streets that had over three sales.

“It’s therefore worth noting that, in recent years, a property on The Causeway (SM2) sold for £2,573,000 and, at the other end of the market, there were properties that sold for £105,000 and under on Oakhill Road (SM1), Sutton Court Road (SM1) and Oakhill Road (SM1).”
