Carshalton’s most expensive streets to buy a home revealed

The average house price in Carshalton is £425,000, according to data from HM Land Registry and Property Solvers.

Since 2020, the average property price increased by £83,308 (16.05 per cent) and rose by £16,650 (2.84 per cent) in the last 12 months.

In 2024, there were 191 residential property sales, a decrease of 11 transactions (-5.76 per cent) compared to 2023.

Most sales (44) occurred in the £538,000 to £652,000 price range, followed closely by 35 sales in the £310,000 to £424,000 bracket.

Excluding sales that fell through, properties are spending an average of 44 days on the market from listing to completion.

Additionally, the difference between asking and final sale prices averages £18,739, or 2 per cent below asking.

In May 2025, there were 53 new estate agency listings, 37 agreed sales, and 42 property price reductions recorded in Carshalton.
