The latest data shows that house sale transactions are taking an average of 123.62 days to complete across the two boroughs over the past year.
Some of the quickest areas to sell a property at the moment include the HA0 postcode, broadly covering west Wembley and Alperton, HA8 (Edgware, Burnt Oak and Canons Park), and HA6 (Northwood and Moor Park).
Property Solvers’ speed of sale tool has revealed that it takes an average of 17.66 weeks to sell a property across the area.
Updated monthly, the latest dataset analysed over 421 property sales across the region between March 2024 and March 2025.
The statistics sample a minimum number of 10 property sales in a given area and track the time from the moment a property is listed on the UK’s leading property portals to the point it is marked as officially ‘sold’ at HM Land Registry.
In the top 10 areas, Property Solvers revealed that homes took 114.40 days (16.34 weeks) to sell on average.
Homes sold the slowest in the NW6 postcode, encompassing Queen’s Park, Brondesbury, Kilburn and West Hampstead, HA7 (Stanmore), and HA1 (Harrow) postcodes.
In the bottom 10 postcodes, the data showed that properties took 130.10 days (18.59 weeks) to sell on average.
Ruban Selvanayagam of Property Solvers said: “While Brent and Harrow’s sale times remain in line with historical trends, there are encouraging signs that greater adoption of tech-driven efficiencies by industry stakeholders will help reduce transaction lengths.
“A key example is improving the accessibility and transparency of property-related data, making transactions more seamless.”
The co-founder of the sell house fast company concludes: “It’s also worth noting that many buyers have been pushing for their transactions to complete before April 1 given the reintroduction of the 2% Stamp Duty Land Tax (SDLT) band.”
The fastest postcodes to sell a property from March 2024 to March 2025 include HA0, HA8, HA6, NW11, HA5, HA9, NW4, NW9, NW8, and HA3.
The slowest areas to sell a property over the same period were NW6, HA7, HA1, HA4, HA2, NW10, NW7, NW2, NW3 and HA3.
