The One Station Road site, which received planning permission from Redbridge Council in 2020, was set for demolition and redevelopment into buildings ranging from four to 42 storeys, including 370 build-to-rent homes, retail, and office space.
Following a start on-site in September 2023, Precis Advisory, the site owners, are now proposing amendments to ensure the project’s progress, considering changing market conditions, construction methods, and new regulations.
The updates include design adaptations for modular construction, the introduction of shared living accommodation alongside build-to-rent homes, the replacement of traditional offices with co-working spaces, and enhanced amenity areas for residents and workers.

Joe Ashton, of Precis Advisory, said the project would bring “the introduction of high-quality design, enhanced public spaces, significant job creation, the injection of significant consumer spending power and the reopening and improvement of the historic Bodgers Parade”.
Under the new proposals, levels one to 15 will house 381 purpose-built shared living units, accommodating around 400 residents, while levels 16 to 39 will feature 178 build-to-rent units, catering to around 460 residents.
The revised design retains the approved building height and stepped massing at levels three and 27.
Public consultation on the pre-application process is now open, with a drop-in session scheduled on Thursday (October 16), from 2pm to 7pm at Studio 1, Redbridge Central Library, Ilford.
