Developer Acorn plans to build new terraced houses and flats on Blackheath station car park.
The site, which was handed over to the developer by Network Rail in 2021, is the home of Blackheath Farmers’ Market every Sunday.
Current plans set aside space for a market square, which would have room for around 35 stalls.
But the Blackheath Society have said they are worried that without an interim solution while construction work takes place, there is a risk the market could still be lost.
“The farmers’ market has become an established and important part of Blackheath life both socially and for the wider health of the village,” said society spokesman Howard Shields.
“It’s absolutely essential that the viability of the market is assured.
“In the short-term we have to be sure there’s some interim solution to keeping the market going for the long period of construction.”
Mr Shields added that while the car park is “underutilised”, some parking still needs to be maintained so that people with limited mobility can be dropped-off and picked-up at the station.
The developer has suggested maintaining around 18 of the existing 158 spaces in the car park.
Neighbours in Collins Street also have concerns about the scale and height of the proposed development, Mr Shields explained.
“That’s the impact on light and also the matter of design, ensuring that it’s a pleasant outlook for what is a very characterful part of the village in the conservation area,” he said.
The society also wants to ensure that a suitable number of the homes are “affordable”, and that the way in which the developer will mitigate the impacts of construction are part of any initial planning application.
A formal application has not yet been submitted to Lewisham Council for consideration.
A spokesperson for the developer said: “Our proposals for the redevelopment of the Blackheath Station car park site have been informed by discussions with planning officers at Lewisham Council, meetings with the design review panel and engagement with local stakeholders and residents over a number of years.
“We are grateful to all who have shared their feedback with us as part of the recent public consultation and are currently in the process of reviewing and refining our plans for the site, ahead of submitting an application to Lewisham Council.”
