Bishops Avenue Gardens will be made up of 36 meticulously designed apartments housed in four buildings within 2.5 acres of beautifully landscaped grounds.
It’s on the site of Oak Lodge, a 1920s mansion in The Bishops Avenue that is thought to have stood empty for many years and which went up in flames in June 2022.

The basement and frame are complete and developers Valouran have appointed a contractor to fit out the apartment complex, with Savills and Glentree Estates signed on to market the new flats.
Running between Hampstead Lane, across the A1 to the Great North Road, The Bishop’s Avenue’s large plots make up one of London’s most exclusive addresses.

Past and present residents have ranged from Lakshmi Mittal, the president of Kazakhstan, The Sultan of Brunei, newspaper magnate Richard Desmond, members of the Royal family of Saudi Arabia, Sir Billy Butlin, Justin Bieber, Gracie Fields and Constantine II, the king of Greece.
Along with the parallel Winnington Road and Ingram Avenue, it is named after Arthur Winnington-Ingram who as Bishop of London owned much of the area following a land grant in 1904.
It is also famous for its crumbling, empty properties registered to owners in tax havens such as the Bahamas and the Channel Islands.
But number 54 is set to be brought to life with Pilbrow & Partners combining heritage restoration of Oak Lodge with contemporary design in three, four and five storey buildings, drawing inspiration from the rich history and character of nearby Hampstead Garden Suburb.
PAD Landscapes will bring Arts and Crafts-inspired landscaping to the gardens, preserving historic trees and creating a central courtyard, woodland paths and a secondary access to The Bishops Avenue.
