The London Borough of Bexley placed 783rd out of 1,447 in the latest Best Places to Live rankings published by Garrington Property Finders.
The annual study assessed towns and boroughs across England and Wales using 18 indicators including education, employment, green space, heritage, house prices and public health data.
Bexley scored well in schools, employment and connectivity, ranking 59th nationwide in that category.
It also performed reasonably on the natural environment measure, coming in at 369th, reflecting the borough’s access to green spaces and relatively clean air for an outer London location.
However, the borough ranked poorly for wellbeing, placing 1,427th, one of the lowest scores in the study.
This metric includes physical and mental health, life satisfaction and access to wellbeing services.
Bexley also scored 1,189th for house price quality and value.
The average cost of a family home was calculated at £699,196, based on recent sales data and a typical home size of 1,500 square feet.
That figure is more than twice the average home price in England (£290,564) and over three times the average in Wales (£208,197).
The borough’s heritage and cultural offer was also mid-ranking, coming in at 627th.
Garrington’s report is based entirely on publicly available data, with no subjective input, and only includes locations with a population of more than 5,000.
The ranking is intended as a guide to desirable places to live, not a list of worst-performing areas. Inclusion is considered an achievement in itself.

- 9. Chigwell, Essex
- 10. Ashtead, Surrey
While Bexley did not place among the leading locations, its high score for transport, schools and employment suggests it continues to offer practical benefits for working families and central London commuters.
