Figures from the Office for National Statistics and HM Land Registry show that in 1995 the cheapest homes in the borough could be found in South Thamesmead, where the median property sold for just £40,000.
Today, the average price there stands at £375,000.
The steepest rise of all has been in Erith West. Back in 1995, the average home cost £48,250.
Thirty years later, that figure has reached £324,000 – an increase of nearly £276,000 and more than six-and-a-half times the original value.
Erith East, Slade Green and Crayford Marshes, and Belvedere and Lessness Heath have also seen some of the biggest percentage jumps.
At the top end of the market, Longlands and Halfway went from £82,200 in 1995 to £551,500 in 2025, while Bexley Village climbed from £87,500 to £525,000.
Danson Park saw prices rise from £74,000 to £510,000, and Bursted Wood from £81,000 to £487,000.
Even in areas closer to the middle of the borough’s price range, growth has been striking.
Bexleyheath Broadway has gone from £67,250 in 1995 to £385,350 in 2025, while Crayford has risen from £53,500 to £377,500.
The figures underline how dramatically the housing market has changed across the borough, with every single neighbourhood at least quadrupling in value since the 1990s.
