Bromley Council intends to use Beckenham Car Park, located near The Spa Leisure Centre, for housing development, as per planning permission secured in December 2024.
The plot is set to accommodate 35 new homes, all to be offered at “affordable” social rent levels, according to the Rivington Street Studio website.
As well as homes, the development will also include more than 200 square metres of flexible workspace.
The new development aims to balance the council’s aspirations for high-quality housing with potential impacts on nearby structures, including a conservation area and the listed Venue 28 building.
The design of the proposed new building will incorporate contemporary interpretations of motifs from surrounding structures.
It will include facades with stacked windows and tall-proportioned openings, and a covered double-height colonnade supported by vertical piers leading residents to the main entrance.
The site is well-served by public transport links and close to local amenities, promoting a car-free design approach.
The development will also feature electric vehicle charging points and ample cycle parking.
The ground level of the development will be transformed into a new public realm, with a children’s play space and landscaped gardens for residents and local businesses to enjoy.
The development is part of Bromley Council’s wider programme to increase the supply of affordable homes within its existing estate, in line with other councils.
The council is committed to boosting housing supply within the borough, with these new homes built on infill sites within the existing estate.
The Beckenham development is situated on a brownfield site, between a leisure centre and a converted office building, close to Clock House Station.
The 4,013 square metre site is set to be developed in partnership with various consultants, including AECOM, who will handle structure, MEP, landscape, energy, air quality, ecology and biodiversity, and heritage matters.
Fire safety will be managed by Atelier Ten, while EB7 will oversee daylight and sunlight issues The council has invited representations concerning the intended appropriation of the land.
