From new green spaces and improved connectivity to modern council homes and leisure facilities, the borough is investing heavily in its future.
Key developments include the transformation of College Green, the Regina Road housing scheme, the return of Purley Pool, and the Westfield North End Quarter masterplan.
These are four major developments happening in Croydon in 2026 so far:
College Green
Work on College Green is expected to make major progress in 2026.
The project will transform the unused space between Fairfield Halls and Croydon College into a new public hub.
Plans include children’s play equipment, a Multi-Use Games Area, picnic spots and café terraces.
Extensive greenery, wildflower planting and new trees will form a key part of the design.
A public exhibition took place in October for residents and businesses to have their say.
The scheme supports the Mayor’s Town Centre Vision and connects East Croydon to the cultural quarter.
It is funded through Croydon’s Growth Zone Programme, which is responsible for several town centre upgrades.
Wellesley Road and Town Centre Connectivity
A new toucan crossing on Wellesley Road opened in December.
It replaces the old underpass and links East Croydon more directly with central shops.
The crossing spans six lanes and a tram corridor.
Further works planned for 2026 include better footpaths, improved cycle routes and upgraded street furniture.
Additional improvements will take place around Dingwall Road, George Street and Minster Green.
Together, these schemes aim to make the town centre greener, safer and more accessible.
Regina Road Redevelopment
Construction of the Regina Road redevelopment is expected to begin in March 2026.
The scheme will deliver up to 340 new homes to replace the existing tower blocks.
It includes 225 affordable homes, of which at least 215 are council homes.
New green spaces, a multi-use games area and improved lighting form part of the design.
The redevelopment also includes a nursery, a community hub and upgraded walking and cycling routes.
Lovell Partnerships has been chosen as the contractor following a resident-led selection process.
The company has committed to offering more than 100 apprenticeships and local enterprise support.
The council says the project marks a major step toward delivering safe, modern housing.
Purley Pool and High Street Regeneration
Purley Pool is on track for a full rebuild after progressing to its Greater London Authority Stage 2 review.
The redevelopment will deliver a new six-lane, 25-metre pool and a training pool.
Plans include an 80-station gym, exercise studios, a café and a soft-play area.
The wider High Street regeneration includes later-living homes and improved parking.
A new public square will connect Whytecliffe Road South to the town centre.
The finalising of the Section 106 agreement is a major milestone for the scheme.
The council says the project will restore confidence and provide a leisure centre Purley can be proud of.
Westfield Masterplan Framework
Croydon Council has formally endorsed Unibail-Rodamco-Westfield’s Masterplan Framework.
The plan outlines the redevelopment of the Whitgift and Centrale area into a mixed-use district.
It proposes new homes, shops, cultural venues and improved public spaces.
Better connectivity and greener streets are key priorities within the framework.
Heritage buildings such as the Whitgift Almshouses and the former Allders site will be retained.
URW developed the plan with input from residents, businesses and community groups.
The next step is to progress detailed designs toward a full planning application.
Meanwhile, projects like “Amplifying Surrey Street” aim to revive the market and activate empty units.
