The Office for National Statistics and Land Registry have released new figures looking at median (average) house prices for every middle layer super output area (MLSOA) in all England and Wales local authorities.
The most recent data refers to the year ending March 2025.
The area in Redbridge with the most expensive median house price according to the data is Wanstead Flats with an average of £940,000.
Wanstead is in second place with a £785,000 average – £155,000 less than Wanstead Flats.
Valentines Park & Cranbrook and Barkingside West were next in the list with averages £640,000 and £625,000 respectively.
With an average house price of £603,000 in fifth place was Clayhall South and in sixth with an average of only £3,000 less was Roding.
Woodford Wells and Woodford Green both saw median prices of £580,000 whilst Barkingside East registered £576,250.
Ley Street averaged £565,000 and Clayhall North averaged £560,000 to complete the top 10.
At the other end of the spectrum, the cheapest median property price was in Ilford North West at £310,000.
Ilford Central & East, Seven Kings Park and Hainault East placed next with average prices of £352,750, £375,000 and £380,000 respectively.
The fifth cheapest figure was £387,000 in Loxford Park followed by £392,500 in Ilford South West and £412,500 in Goodmayes North.
Chadwell Heath South West averaged £419,000 and Ilford South East averaged £424,830.
The tenth cheapest median property price according to the data was in Hainault West at £425,000.
