When it came to Sutton, the content creator said Banstead, and he added “it’s a nice place”.
Technically, Banstead sits just over the border in Surrey, in the borough of Reigate and Banstead, but its proximity to Sutton, leafy streets, and commuter-friendly location mean it often gets grouped in with south London hotspots.
The town is celebrated for its village-like atmosphere and quiet, residential streets.
Banstead has period homes sitting alongside more modern properties, and a strong sense of community is evident throughout.

Nature enthusiasts and families can enjoy the “Narnia Trail” through Banstead Woods, complete with woodland sculptures and meandering paths.
The biggest standout for Banstead is its High Street, which has traditional shops, cafés, and restaurants, alongside everyday conveniences like Waitrose and Marks & Spencer Simply Food.
Transport connections make Banstead especially attractive for commuters.
Banstead railway station and nearby Sutton stations provide fast links to central London, with trains reaching London Bridge and Victoria in under half an hour.
Bus routes connect the town to neighbouring areas such as Croydon, Epsom, and Reigate, making it convenient for work, leisure, and school runs without sacrificing the calm of a village setting.
Property in Banstead remains highly sought-after, and according to Rightmove, semi-detached homes sell for around £624,175, detached houses average £934,282, and flats come in at roughly £338,487.
