Berwick Manor Hotel in Berwick Pond Road has been identified for a potential change of use in a new planning proposal.
Havering Council received an application seeking permission for its “change of use from hotel to dwellings”.
The hotel has roots dating back to the 17th century and is a Grade-II listed building on the green belt.
As such, a separate application has also been submitted to the planning committee for “listed building consent for a change of use from hotel to dwellings”.
According to a design and access statement accompanying the proposal, from 1967 until 1999 the venue was a country club and subsequently a night club.
In September 1999 a fire caused extensive damage to the premises, with timbers and other features recovered from the ashes and integrated into the new structure.
The hotel consists of 13 rooms, a restaurant, two function rooms, and a gazebo.
A “dilapidated” former coach house is fenced off at the rear of the site, according to planning documents.
The hotel is facing an enforcement notice issued by Havering Council due to an alleged “planning breach”, relating to marquees on the property.
If the plans by applicant Shobhna Properties Ltd are approved, the hotel would be made into eight flats, all two-storeys in height.
To facilitate this, both the hotel and restaurant will be lost.
According to architects Divine Ideas Limited, “the business has been suffering for many years and is no longer viable”.

The flats would include two two-bed properties, one four-bed flat, and five three-bed units.
The coach house would be turned into a five-bed detached home with parking.
A decision is set to be made on the redevelopment application on December 30.
The hotel has been contacted for comment.
