MJD Planning, on behalf of Grove and Dean Property Services, has drawn up proposals to revamp the retail and business units at 3-11 Station Lane, Hornchurch.
Three of these units are vacant shops, while the other two are currently in use as offices – one of which is used by Grove & Dean Holdings.
The planning statement reveals that the refurbishment includes a “complete renewal” of the shopfronts of each unit, a new roof in line with the existing roof line, and minor changes to the rear windows.

Internal changes are also proposed to the ground and first floors, including new kitchenettes, toilet facilities and office spaces.

The former tattoo studio at 5 Station Lane will also have its use under planning rules changed from Sui Generis – properties that do not fall into any specific category – to Class E – the category for retail purposes.
According to the planning statement, each unit has been designed to function independently on ground floor level but will be “interlinked” above to allow staff to move between the office spaces.
The shopfronts are also proposed to be “cohesive”, using similar styles and materials despite the fact that each unit will serve different businesses.

The planning statement said: “The refurbishment of units 3-11 aims to enhance their functionality, with each unit serving different purposes ranging from retail to commercial uses.
“The scheme has been carefully designed to create a vibrant and attractive complex that complements and uplifts the character of the area”.
Havering Council is expected to make a decision on the application by September 17.
