The upcoming year will see a wide variety of developments across Hampstead, Highgate and Camden.
Below is a list of major projects to look out for in the area over the next 12 months. The proposals include the delivery of schemes which have previously been approved by the council as well as other developments which are likely to progress further.
Further details on the planning applications mentioned can be found on Camden Council’s website.
Highgate Cemetery
Plans for a multimillion pound transformation of Highgate Cemetery have been submitted to Camden Council.
New visitor facilities and a refurbishment of the existing listed buildings are among the proposals for a site that is best known as the final resting place of famous people including Karl Marx and George Michael.
It is likely that a planning decision will be made by Camden Council in 2025. Friends of Highgate Cemetery Trust also plan on putting in a National Lottery Heritage Fund bid to secure £7 million for the project this year.
Once planning permission and funding is in place, work can start on the first phase of the development over the next five years.
O2 Centre Finchley Road
Camden Council has already approved plans for many of the existing buildings at the O2 Centre site in Finchley Road to be knocked down to make way for 1,800 homes.
But developer Landsec is expected to submit an application this year to increase the number of homes it can build during the first phase of the development, from 600 to around 650.
Work to remove 320 car parking spaces serving Sainsbury’s, the O2 Centre and car showrooms is also planned for this year, subject to planning approval.
The new layout will be in place for the next five to ten years while construction work takes place on other parts of the site, which is also set to begin this year.
Roundhouse development
This year, work is expected to begin building new student rooms and ‘affordable’ homes in four blocks next to the Roundhouse in Chalk Farm Road.
Developer Regal London was given planning permission to advance the plans in September last year.
The buildings were designed by architects DSDHA and will range between six and 12 storeys in height.
Existing buildings at the former One Housing HQ office site will be demolished to make way for the new towers.
New hostels
Camden Council has revealed that it has broken ground on two new hostels which will provide temporary housing to those who need it.
One of these hostels will be built in Chester Road, Dartmouth Park, and the other in Camden Road.
In total, 89 homes will be provided across the two sites, with work expected to be finished in late summer 2026.
