The William Morris in Forest Road, Walthamstow, has been advertised by owner Stonegate Group as available for a new tenancy.
The pub, formerly The College Arms, was renamed the William Morris after extensive refurbishment using William Morris wallpaper in 2013.
According to the Campaign for Real Ale (CAMRA) website, it was reopened under new management in July 2023, but closed on August 28 that year and became closed long term on February 19, 2024.
Despite this, Stonegate Group’s listing describes the pub as having the “potential to be the go-to premium local”.

The description reads: “The pub is very central with extensive transport links surrounding it and close to a large college and local council offices.
“There are nearly 40,000 adults living around the pub, with medium to high demographics.
“The pub has limited competition, but the pub’s all new look and feel make the William Morris stand out.”

Stonegate is planning a £272,000 refurbishment that “touches every part” of the watering hole, according to the listing.

The interior will be redesigned and an “all-new” kitchen will be added as well as new signs and new paint.
The new food offer will also be a “major draw” for customers and locals.
The annual rent is £58,000 and the estimated annual turnover is £602,913.
Stonegate Group said the appropriate new managers at the William Morris would have extensive experience in community-led hospitality businesses.
They would also have a clear vision for their food and drinks menu, marketing strategy, and entertainment offerings and create a memorable experience for their customers.
William Morris was an English poet, craftsman, and socialist activist who was a leading figure in the Arts and Crafts Movement.
Born in Walthamstow in 1834, he lived there for much of his childhood. The William Morris Gallery, the only public museum dedicated to his work, is now housed in the Georgian villa that was his family home, known as Water House.
