The statistics, released by Property Solvers, reveal that properties in the CR7 postcode area of Croydon – which covers Thornton Heath – are taking an average of 119 days to sell.
This is significantly quicker than the average of 131.33 days for the whole of Croydon.
The data, which is updated monthly, analysed hundreds of property sales across the region between March 2024 and March 2025.
It tracks the time from when a property is listed on the UK’s leading property portals to when it is officially marked as ‘sold’ at the HM Land Registry.
Other areas where properties are selling quickly include Croydon’s CR2 and CR0 postcodes, where it takes an average of 123 and 124 days to sell, respectively.
The CR2 postcode covers South Croydon, and the CR0 postcode covers Croydon, Addiscombe, New Addington, Beddington, and other areas.
The CR8 postcode was the next postcode which had the fastest sales, with an average of 138 days to sell.
At the other end of the spectrum, properties in Coulsdon’s CR5 postcode are taking the longest to sell, with an average of 144 days.
The Croydon postcode has a CR prefix and has CR0, CR2, CR3, CR5, CR7, and CR8.
The CR4 postcode falls under Merton, covering Mitcham, and the CR6 postcode covers various villages in Surrey.
There is no CR1 postcode.
Ruban Selvanayagam of Property Solvers said: “While Greater London’s overall house sale times remain in line with historical trends, there are encouraging signs that greater adoption of tech-driven efficiencies by industry stakeholders will help reduce transaction lengths.
“A key example is improving the accessibility and transparency of property-related data, making transactions more seamless.
“It’s also worth noting that many buyers have been pushing for their transactions to complete before 1st April given the reintroduction of the 2% Stamp Duty Land Tax (SDLT) band.”
