The land between 84 and 90 Ardleigh Green Road is up for sale on the property website.
It currently encompasses three terraced homes, an empty takeaway restaurant and a warehouse belonging to a cleaning supplies company.

The Rightmove listing from estate agent Balgores details that the plot is “available with vacant possession” – meaning the seller guarantees there will be no tenants in the buildings on the day of completion.

The estate agent also notes that it is “obliged to inform all interested parties” that there is “significant” damp at the back of the property.
Planning permission was approved in December 2024 to demolish the buildings on the site and replace them with a three-storey flat block.
This would consist of eight homes in total, split into five three-bed flats on the ground and first floor, and three two-bed flats on the top floor.
Flats on the first and second floor would also have their own balconies.
In the Rightmove listing, Balgores said that although planning has been approved, there could still be “additional opportunity” for development, subject to planning.
The site sits next to the Hornchurch Ardleigh Tesco Express and is 0.29 acres in total.
