The site on Albert Embankment will be home to two linked towers that will add to a cluster of purpose-built student accommodations (PBSA) along the River Thames.
This transformation forms part of a broader development trend along the city’s riverside.
The redevelopment of the site, which sits at 36-46 Albert Embankment, will also include amenity space, a cultural space, and a flexible incubator.
Following the increase in student accommodation, concerns are mounting over the use of prime riverside land in the city centre.
Critics question whether the high concentration of student accommodation is the wisest allocation of these spaces.
The application seeks partial approval of details pursuant to conditions 5 Part A and partially B (Construction Environmental Management Plan) and part of 6 (Air Quality and Dust Management Plan).
Submitted and validated on January 5, the planning development office is still awaiting the final status to be approved.
This application builds on planning permission granted in November 2025.
The original planning application, numbered 24/04003/FUL, was sanctioned earlier in the process.
It detailed the request for demolition of existing structures and permission for the development of the new establishments.
The petrol station, which once occupied the site, will be torn down.
The structures will make way for the twin towers, consisting of student accommodation with associated amenity space, together with a cafe and flexible incubator/cultural space.
Cycle parking, access, and other associated works, including the refurbishment and vertical extension of Vintage House, also form part of the proposal.
This development will unfold on a phased basis.
